Choosing the Inspection Company / Inspector:
The concept that all inspection companies / inspectors
perform the same inspection or provide the same report is not the facts.
Licensing of home inspectors is not a requirement in the
state of California. Due to the lack of licensing requirements it is a necessity
to know who is inspecting your property.
Honesty, experience, general construction
knowledge, past and current design application and/or installation
techniques, reporting style and strict adherence to specific codes of ethics and
standards of practice is the key to a quality inspection.
Inspection fees will vary from city to city. Saving on the inspection fee
can be a costly long-term decision.
Saving a couple hundred dollars or so on an inferior inspection
could cost thousands of dollars in future repairs.
The following items should be considered:
Inspector’s construction background, experience,
knowledge and credentials.
Size of dwelling
Length of inspection - “time on site”. The average
time for an inspection up to -
2,000 square feet is approximately 3 to 4 hours, or more
depending on the age and condition of the structure.
Reporting style and format
Qualifications are a very important factor
when selecting your inspector.
